《港樓》陳紅天山頂歌賦山道15號7.9億成交 淪銀主盤較9年前買入貶值13億
由深圳祥祺集團主席陳紅天或相關人士持有的山頂歌賦山道15號大宅,於2023年遭銀主接管,經過兩年招標後終以7.9億元賣出,較9年前購入價賬面大幅貶值13.1億元或62.4%,呎價43,700元,料為本港住宅市場歷來最大額賬面貶值個案。
根據歌賦山道15號樓書,上述大宅實用面積18,078平方呎,為1座3層高獨立屋,採六房六套間隔,外連9,948呎花園、2,070呎天台、1,200呎前庭及1,631呎庭院。
該物業由陳紅天或相關人士,於2016年6月以約21億元向莊士國際(00367.HK)購入,當時計劃興建一幢總樓面9,235方呎豪宅作自住用途,樓面呎價約22.74萬元,創下全港屋地呎價新高。
資料顯示,歌賦山道15號於2023年3月被東亞銀行接管,淪為銀主盤,同年推出市場招標發售,惟兩年間多次延後截標日期仍未錄成交。
