繼匯豐銀行上周五(8日)上調拆息按揭計劃(H按)的鎖息上限,今日(12日)再有報道指,中銀香港(02388.HK)短期內將上調H按的鎖息上限,由現時P-2.25%大幅增加0.5厘至P-1.75厘,即實際封頂息率由3.625厘增加0.5厘至4.125厘,同時現金回贈亦會大幅下調。 經絡按揭轉介首席副總裁曹德明表示,一個月銀行同業拆息(HIBOR)已連升四個工作天至4.29厘,而HIBOR年內一直高企,導致H按實際按息長期觸及封頂水平,兩大銀行亦基於資金成本考量及風險管理而上調H按鎖息上限。 參考2022年9月以及2018年8月香港上調最優惠利率P前,有銀行先上調H按封頂息率或P按息率。曹德明表示,美國聯儲局年內或再加息以降低通脹,美息將繼續維持高位,港美息口差距或將進一步擴寬,料HIBOR將繼續徘徊高水平一段時間。在資金成本高企下,香港銀行仍有加息壓力,不排除於今個月美聯儲議息會議後再度調升P,預計加息幅度約為0.125厘至0.25厘左右。曹德明料在調升P前,將陸續有銀行先調升H按鎖息上限,以預備在加息時保持利潤空間。 此外,根據經絡按揭轉介研究部及土地註冊處資料顯示,截止2023年8月,匯豐銀行以及中銀香港的現樓及樓花市佔率共佔整體市場超過五成,曹德明表示,現時兩大銀行上調H按的鎖息上限,對整體按揭市場及新造按揭客戶有一定影響,因其他未加鎖頂息率的銀行或將跟隨,此舉或誘發加息前的最後轉按意欲,令轉按宗數有機會短暫上升。 曹德明提醒,加息周期間供樓開支及壓力測試要求同步增加,建議有意置業人士預留更多首期及後備資金以應對利息上升的風險,並建議以現時壓力測試基準再加1厘作計算以加強未來加息的風險管理,同時亦避免借得太盡失預算。
