美聯:本季三幅住宅地估值共約84.9億元

政府公佈新一季(7月至9月)賣地計劃,美聯測量師行董事林子彬表示,是次賣地表涉及三幅住宅用地,分別位處沙田、葵涌及屯門,料可興建約2,600夥新供應,而該批住宅地皮合共估值約84.9億元,當中較受注目爲曾流標重售的屯門青山公路大欖段的住宅項目。另外,市建局亦推出土瓜灣地皮,隨着屯馬線通車後,區內發展潛力備受注目,且規模較同區早前推出的三幅地皮略細,料投資額相對較少,相信項目將受發展商追捧,估計約33.22億元。而觀塘安達臣道商業地皮,位處民生地段,料以長線投資爲主,估值約9.05億元。 新一季推出的多幅住宅地皮以屯門青山公路大欖段規模最大,地皮面積約36.3萬平方尺,估計可建樓面面積約爲130.6萬平方尺。林子彬指,由於地皮規模大,是新一季供應最多單位的項目,涉及約2,020夥,佔本季供應近八成,而項目早前曾流標,短期內再重推,反映政府亦積極增加供應,惟項目規模較大,風險亦較高,料將反映在出價上。近期同區內亦有新盤推售,料有更多參考數據,期望政府的底價可更反映市況。若以每尺樓面地價5,000元計算,估值約65.32億元。 另外兩幅住宅地皮,分別爲沙田顯和裏項目,地皮面積約1.49萬平方尺,估計可建樓面約8.93萬平方尺,由於規模較細,料發展中小型項目爲主,吸引中小型發展商垂青,若每尺樓面地價約爲6,500元計,估值約5.8億元。葵涌荔崗街項目屬中型地皮,地皮面積約4.18萬平方尺,估計可建樓面約25.1萬平方尺,若每尺樓面地價約爲5,500元計,估值約13.78億元。(ek/a) ~
