中原城市領先指數CCL按周升0.89% 第五波疫情或下試182點
中原地產研究部高級聯席董事黃良升指出,樓價走勢持續反覆回軟。2021年9月美國預告快將縮減買債,CCL隨即結束10周破頂兼於189點到191點高位爭持的局面。其後CCL連續9周於186點到188點之間窄幅爭持。2021年11月香港發現Omicron變種病毒輸入個案,樓價進一步回軟,CCL近4周於184點到186點反覆爭持。2022年1月5日第五波疫情來襲,對樓市的影響將於1月下旬公佈的CCL纔開始反映,估計CCL有機會下試182點到184點水平。
中原城市領先指數CCL最新報186.19點,按周升0.89%。中原城市大型屋苑領先指數CCL Mass報188.11點,按周升0.99%。CCL(中小型單位)報185.94點,按周升0.95%。三大整體指數齊單週反彈,兼終止4周連跌。2021年12月美國預告加息,相信短期內CCL及CCL(中小型單位)繼續於184點到186點反覆,CCL Mass於186點到188點反覆。近4周計,CCL累跌0.83%,CCL Mass累跌0.75%,CCL(中小型單位)累跌0.83%。
CCL(大型單位)報187.46點,按周升0.56%。近4周,豪宅樓價於184點到188點之間反覆,累跌0.85%。
四區樓價指數,上週齊跌,今週三升一跌,走勢反覆。新界西CCL_Mass報175.36點,按周升1.92%。新界東CCL_Mass報201.78點,按周跌0.07%,連跌2周共0.49%。九龍CCL_Mass報179.31點,按周升0.21%,結束2周連跌。港島CCL_Mass報192.08點,按周升1.80%,結束3周連跌。
