星展料港住宅楼市今年升5% 中环写字楼租金见顶

星展香港房地产业分析师丘卓文表示,本港二手住宅市场自7月起交投放缓,潜在买家采取观望态度,但暂时未见大量业主低市价急让。一手方面,该行认为发展商或暂缓推售大额物业,但刚需盘(约700-800万元)销情仍然不错,认为发展商将专注於推售这类大众市场项目。丘氏预期未来三个月本港整体住宅楼价升幅收窄,全年料升5%,展望明年,由於该行预期本港经济增长呈正数,加上供应有限,因此料楼价会平稳发展。

写字楼方面,丘卓文指由於中资公司对中环写字楼需求减弱,加上租户整合,料中环写字楼租金今年将会见顶,未来或有低单位数跌幅,但未必於今年出现。至於零售方面,预期下半年业主分成租金将会减少,但基本租金的影响则要待明年才开始浮现。若空置率持续上升,相信业主有减租压力。

选股方面,丘卓文建议投资者选择防守性较强的股份,例如领展(00823.HK)及置富(00778.HK),因为旗下商场处於民生区,受影响较少,加上股息回报率不低,若现时收集,下行压力料不会太大。
