《港樓》傳上環中遠大廈全層2.2億低市價沽 呎價1.11萬元創十五年低
市場消息指,上環中遠大廈23樓全層最新以2.2億元成交,單位面積約19,746平方呎,呎價約11,141元,單位以交吉交易。今年5月,該物業中層7室以2,200萬元沽出,呎價約11,350元,意味是次成交呎價更低,成為該廈自2010年以來新低呎價。
另外,是次成交連同3個車位,市值合共逾千萬元,因此單位屬低市價成交。而2018年,該廈30樓單位曾創下呎價4萬元成交歷史新高紀錄,若按是次樓層接近計,呎價較高峰期大跌七成。
翻查資料,該物業由本地時裝公司慕詩國際(00130.HK)主席及行政總裁陳欽杰持有,2009年以近2億元購入,四年前曾放售單位,叫價5.5億元,去年降價至3.35億元放售,最終減至2.2億元沽出。持貨16年轉手,賬面獲利約2,000萬元離場。
