綠城管理王俊峯:經營業績逆市增長,核心競爭力升級驅動長期價值

8月25日,綠城管理(09979.HK)召開2025年中期業績發佈會。董事會聯席主席郭佳峯,董事會聯席主席耿忠強,執行董事兼行政總裁王俊峯,執行董事聶煥新出席。

會上,王俊峯表示,身處行業持續築底、競爭格局重塑的週期,綠城管理充分發揮龍頭優勢、夯實引領地位,經營業績逆市增長。2025年上半年,公司實現新拓代建費50億元,同比增長19%;新拓建築面積1989萬方,同比增長14%;銷售金額419億元,比去年同期增長2%;交付面積465萬方,穩居代建行業第一,交付滿意度持續領先。同時,公司首次實施中期分紅,中期每股派息0.076元。

在市場持續承壓的背景下,公司上半年仍然表現出強勁的經營韌性。經營性淨現金流大幅躍升至1.12億元,同比增長45%,同時在手現金增長8%至16.44億元,資金充裕,經營底盤得到進一步夯實。此外,通過業務聚焦和經營提效,公司實現歸母淨利潤2.56億元,歸母淨利率保持在19%的高位水平,毛利率維持在40%左右的健康水平,穩居行業前列。

2025年上半年度,綠城管理從產品提升、銷售賦能、品質交付等方面兌現多方價值,並不斷優化管理機制、升級組織能力、提升經營效率、完善風控體系,實現核心競爭力的再升級。

在產品界面,綠城管理堅持 “產品主義”,將代建業務特點與綠城經典美學基因相結合。推進產品譜系升級,並通過屬地化創新、景觀IP煥新等舉措,實現產品力的全面提升,榮獲國內外30多項重要獎項。上半年,公司累計交付45個項目,交付總建築面積達465萬方,佔代建行業TOP10企業交付面積總量的 60%,爲2.56萬戶業主創造美好家園。公司預計下半年還將交付1000萬方左右,連續三年實現約1500萬方左右交付體量。

展望未來,王俊峯表示,在深耕代建業務的20年中,綠城管理始終秉承“管理創造價值”的服務理念,以輕資產的戰略定力錨定航向,以精益運營和前瞻佈局行穩致遠。未來,公司也將發揮新質生產力的模式優勢,以“信任”鏈接各方,以更精進的能力建設、更紮實的經營質量、更具韌性的業務佈局,創造更加確定、可持續的價值。
