2021年11月中原城市租金回報率(CRI)最新報2.39%,按月跌0.01個百分點。CRI_Mass回報率報2.51%,按月持平,CRI(中小型單位)回報率報2.47%,按月跌0.01個百分點,CRI(大型單位)回報率報1.97%,按月跌0.04個百分點。
11月港島CRI_Mass回報率報2.37%,按月跌0.03個百分點,九龍CRI_Mass回報率報2.54%,按月持平,新界東CRI_Mass回報率報2.57%,按月升0.01個百分點,新界西CRI_Mass回報率報2.57%,按月升0.01個百分點。
中原地產研究部高級聯席董事黃良升指,2021年11月份H按息平均數爲1.39%,較同期的CRI回報率低1個百分點,即使近期拆息上升,但低利率環境持續,租金回報率仍然高於H按息,買樓收租投資的回報仍然吸引。
中原城市租金回報率CRI Yield是以中原城市租金指數CRI和中原城市指數CCI爲基礎計算,於每月第18日公佈兩個月前的數字,今日公佈的數字,是反映2021年11月份的私人住宅租金回報率走勢。
