中原城市領先指數CCL最新報185.19點,按周跌0.54%,連續五週於184點到186點徘徊,期間累跌1.36%。中原地產研究部高級聯席董事黃良升指,去年8月CCL四大整體指數齊創歷史新高,隨後經歷11月美國聯儲局啓動縮減買債,及12月美國加快減買債及預告加息,樓價走勢持續反覆回軟。樓價破頂後22周計,CCL累跌3.21%,CCL Mass累跌3.41%,CCL(中小型單位)累跌3.34%,CCL(大型單位)累跌2.57%。今年1月5日本地疫情再現,政府宣佈收緊防疫措施,相信樓價將進一步回軟,估計CCL有機會下試182點到184點水平。 近五週,三大整體指數1次齊升4次齊跌,走勢反覆向下。中原城市大型屋苑領先指數CCL Mass報186.98點,按周跌0.60%,連續五週於186點到188點徘徊,期間累跌1.35%。CCL(中小型單位)報184.82點,按周跌0.60%,連續五週於184點到186點徘徊,期間累跌1.42%。 另外,CCL(大型單位)報187.05點,按周跌0.22%。近五週,豪宅樓價持續一週升一週跌,於184點到188點之間反覆,期間累跌1.07%。 四區樓價各自反覆向下。新界西CCL_Mass報174.4點,按周跌0.55%,近五週於172點到175點徘徊。新界東CCL_Mass報200.27點,按周跌0.75%,連跌三週共1.24%,但仍繼續企穩200點水平。港島CCL_Mass報186.79點,按周跌2.75%,五週內4次跌1次升。九龍CCL_Mass報181.41點,按周升1.17%,連跌兩週後連升兩週共1.39%。
