中原料粉嶺工業地入標反應踊躍 估值或達3.5億元
粉嶺安居街工業用地今日(14日)截標,中原地產測量師張競達表示,地皮位於傳統粉嶺工業區,工業土地用途已變得廣泛,政府持續支持活化工廈計劃,加上近年媒體、資訊科技等行業吃香,對工廈需求增加,帶動全幢工廈買賣活躍,加上政府致力發展北部都會區,發展潛力被睇好,相信是次地皮具吸引力,料入標反應踊躍,預期可獲約7至9份標書。
他表示,是次地盤面積約17,566平方尺,最高可建樓面面積約87,780平方尺,參考今年初粉嶺安樂門街、安全街與安居街交界的工業用地,以約8.13億元批出,每尺樓面地價約3,750元,創北區工業地尺價新高,預料是次地皮每尺樓面地價約4,000元,總值約3.5億元。
