領展(00823.HK)稱部分商戶生意回復至疫情前水平 負債比率仍非常健康
領展(00823.HK)行政總裁王國龍在中期業績簡報會表示,集團零售平均續租租金調整率轉為正數,於截至今年9月底止中期錄得3.4%增長,主因旗下商戶營業額及生意有改善,部分甚至已回到2019年疫情前水平。而政府近月派發的消費券亦為市道提供了良好動力,商場人流有所增加。不過,他稱雖然情況有改善,但目前仍非全部行業都有理想表現,未來會繼續支持有需要的租戶。
集團近期作出多項收購,包括今日(10日)最新公布分別以27億元及31.2億元,收購位於柴灣嘉業街60號的倉庫大廈和位於紅磡寶來街50號的綜合用途停車場大廈。王國龍稱近年集團開始留意倉庫及物流物業資產,希望盡量優化物業組合及提升抗跌力,有關收購亦符合集團的方向。
他提到,集團會繼續留意香港、內地、新加坡、英國、澳洲及日本等不同市場的收購機會,惟沒有設定某一市場的比例目標。而新收購柴灣及紅磡資產後,集團的淨負債比率由約19.5%升至23.6%,仍是非常健康水平。
另外,領展主席聶雅倫指,集團一直有留意港府推出招標的地皮,早前亦有入標競投銅鑼灣加路連山道商業地,可惜未有中標,未來若有合適項目或會考慮以合資方式等再競投。
