融信服務(02207.HK)擬全球發售1.25億股 預計7月16日掛牌上市
格隆匯6月30日丨融信服務(02207.HK)發佈公告，公司擬全球發售1.25億股股份，其中香港發售股份1250萬股，國際發售股份1.125億股，另有15%超額配股權；2021年6月30日至7月9日招股，預期定價日爲7月9日；發售價每股發售股份4.68-5.63港元，每手買賣單位1000股，入場費約5687港元；海通國際爲獨家保薦人，預期股份將於2021年7月16日於聯交所主板掛牌上市。
集團是中國一家發展迅速的綜合物業管理服務商，爲住宅和非住宅物業提供多元化物業管理服務。根據中指院的資料，按綜合實力計，集團分別位列2021中國物業服務百強企業第19名、2020中國物業服務百強企業第20名和2019中國物業服務百強企業第24名。根據中指院的資料，集團於2019年爲中國物業服務百強企業成長性10強之一，並於2020年爲中國物業服務百強成長性領先企業之一。集團獲中指院認可爲2021中國物業服務百強服務質量領先企業之一、2021中國物業管理行業市場化運營領先企業之一和2021年中國高端物業服務領先企業之一。
集團不僅在海西地區和長江三角洲地區建立了穩固的市場地位，更快速擴展至中國市場其他地區，從而於中國市場建立全國性佈局。截至2020年12月31日，集團有119個在管項目和91個已簽約管理但尚未交付予集團的項目，覆蓋兩大主要地區和其他地區的44個城市，在管總建築面積約1990萬平方米，總簽約建築面積約3820萬平方米。
假設超額配股權並無獲行使，並假設發售價爲每股股份5.155港元(即發售價範圍中位數)，集團估計，集團將從全球發售收取的所得款項淨額約爲5.93億港元。其中，所得款項淨額約60.0%將用於尋求選擇性戰略投資和收購機會，並進一步發展戰略合作夥伴關係以擴大集團業務規模和地理覆蓋範圍；約11.0%將通過加強營銷和增加合適非住宅物業投標來進行擴張以涵蓋更多類別的主要來自獨立第三方的非住宅物業等；約15.0%將用於開發和升級集團運營使用的硬件和軟件；約4.0%將通過(其中包括)品牌營銷和升級融御ROYEEDS品牌的項目設施及設備以及招募和培訓品牌高端服務人才，用於進一步發展集團的融御ROYEEDS品牌向高端物業提供的物業管理服務，以滿足客戶不斷變化的需求、提升品牌知名度和鞏固集團的競爭力；及約10.0%將用作一般業務運營和營運資金。
