中原城市领先指数CCL最新报183.68点,创87周(即2019年9月後)新高,按周升0.23%。中原城市大型屋苑领先指数CCL Mass报186.95点,创88周新高,按周升0.57%,距离自己历史高位相差2.46%。CCL(中小型单位)报184.40点,创87周新高,按周升0.48%,距离自己历史高位相差3.05%。CCL(大型单位)报179.85点,按周跌1.14%,前周指数创85周新高後两周回软。豪宅楼价距离历史高位相差6.29%。

研究部高级联席董事黄良升指出,前周CCL三大整体指数升幅扩大,上周升幅明显收窄,今周升幅再度轻微扩大,楼价升幅忽大忽小,走势继续反覆向上。新春长假後7周,三大整体指数持续一周齐升,一周齐跌,交错出现,但升幅轻微,CCL累升1.57%、CCL(中小型单位)升1.28%、及CCL_Mass升0.97%。复活长假後,楼价展开连升,兼且累计升幅明显扩大。

他指,复活节长假後二手成交持续畅旺,推高楼价向上,刺激新界西CCL_Mass今周创93周新高、全港CCL_Mass及新界东CCL_Mass同创88周新高, CCL及CCL(中小型单位)同创87周新高。三大整体指数齐升4周,是近49周首次出现,兼且累计升幅显着,CCL_Mass升2.66%、CCL(中小型单位)升2.37%及CCL升2.07%。展望楼价升势持续,今年中CCL有望迫近自己高位,现时相差3.57%。

本周四区楼价三区升一区跌,继续各自反覆向上。新界西CCL_Mass报172.48点,按周升1.66%,是四区中接近自己的历史高位,现时相差2.55%。新界东CCL_Mass报197.04点,创88周新高,按周升0.83%,连升3周共2.35%。港岛CCL_Mass报191.94点,创38周新高,按周升0.33%。九龙CCL_Mass报180.37点,连升2周後回软,按周跌0.14%。

今天(2021年5月14日)公布的指数,根据2021年5月3日至5月9日签订正式买卖合约的中原集团成交计算。当中有八成的交易是在2021年4月19日至4月25日签临时买卖合约,是复活节长假计第4周市况。
