吳天海:若疫情平穩料樓市可健康發展 九倉考慮加大在港投資
九倉(00004.HK)主席兼常務董事吳天海在出席周年股東大會後表示,若利息持續偏低,加上經濟復甦及疫情平穩,預期本港樓市可繼續健康發展,畢竟需求高及缺乏供應。
集團山頂豪宅項目年初接連錄得成交,他指本地豪宅市場仍有需求,惟不會因年初兩個月銷售表現良好就「飄飄然」,在豪宅供應量不多下,相信市場基本需求仍在,集團會採慢慢銷售的策略。
他又稱九倉負債比率約10%至20%,有增加空間,若有「靚地」會研究競投,即將截標的中環商業地王亦正研究中。吳天海強調集團負債比率不會太高,同時亦會關注現金流問題,相信在內地項目相繼銷售下,資金陸續回籠,會考慮加大在香港投資。
內地業務方面,他指現時內地賣樓難度較以前低,但限價對賣樓速度有影響,而且集團在內地銷售規模細。隨著項目相繼出售,內地業務銷售收益會減少。
至於政府或再推空置稅,吳氏表示要看徵收空置稅目的,是為了增加稅收或是為了讓市民更容易置業,若目的是後者,便不應針對豪宅市場,認為要對症下藥。
另外,對於有傳會德豐私有化後,九倉或會與會德豐地產進行重組,他沒有正面回應,僅稱重組之事不方便評論。
