中原城市领先指数CCL最新报183.25点,创85周(即2019年9月後)新高,按周升0.05%,距离历史高位相差3.79%。中原地产研究部高级联席董事黄良升指,复活节长假二手成交畅旺,三大整体指数齐升3周,CCL累升1.84%,CCL Mass累升2.08%,CCL(中小型单位)累升1.88%。中原城市大型屋苑领先指数CCL Mass报185.89点,创86周新高,按周升0.23%,距离历史高位相差3.02%。CCL(中小型单位)报183.51点,创86周新高,按周升0.17%,距离历史高位相差3.52%。

他表示,上周CCL三大整体指数升幅扩大,但今周升幅明显收窄,楼价升幅忽大忽小,走势继续反覆向上。新春长假後7周,三大整体指数持续一周齐升,一周齐跌,交错出现。复活长假後,楼价会否出现连升,仍有待观察。

另外,CCL(大型单位)报181.92点,按周跌0.58%,上周指数创85周新高後单周回软。豪宅楼价距离历史高位相差5.21%。

本周四区楼价两区升两区跌,继续各自反覆向上。新界东CCL_Mass报195.42点,创87周新高,按周升0.54%,连升2周共1.51%。九龙CCL_Mass报180.63点,创41周新高,按周升0.60%,连升2周共1.18%。港岛CCL_Mass报191.31点,按周跌0.17%,连升2周後回软。新界西CCL_Mass报169.66点,按周跌0.07%,连跌2周共0.82%。

至於港岛CCL_Mass是四区中最接近自己的历史高位,现时相差3.98%。九龙CCL_Mass相差4.28%,新界东CCL_Mass相差6.41%,新界西CCL_Mass相差4.14%。

今天(5月7日)公布的指数,根据今年4月26日至5月2日签订正式买卖合约的中原集团成交计算。当中有逾八成的交易是在今年4月12日至4月18日签临时买卖合约,是复活节长假後第2周市况。
