中原料古洞住宅地收8至10份标书 估值60亿元楼面尺价五千
地政总署早前公布,公开招标出售一幅古洞住宅用地及一幅铜锣湾加路连山道商业用地;前者於4月23日截标,後者5月7日截标。
中原地产测量师张竞达表示,新界古洞第25区地皮,位置邻近新田及落马洲,最高可建楼面面积约120万平方尺,预料发展密度较高,可发展成大型屋苑,为区内提供更多上车供应,相信地皮发展对推进北环线有帮助,地皮邻近未来北环线古洞站,发展潜力高,对发展商具一定吸引力,预料明天可接获约8至10份标书,惟古洞区发展需时,项目落成时,交通及其他配套或未必能即时配合,有机会令发展商出价相对保守,料每尺楼面地价约5,000元,总值约60亿元,预算单位落成後,实用尺价约12,500元水平。
