接连上调!标普上调新城发展、新城控股评级至“BB+”

3月31日,国际三大评级机构之一标普宣布,将新城发展(01030.HK)和其子公司新城控股(601155.SH)的长期发行人信用评级从“BB”上调至“BB+”,展望“稳定”。同时,标普确认新城控股的有担保高级无抵押票据“BB”长期发行评级。

做出这一调整,标普认为,新城将严格控制支出,增加租金收入,以确保稳定的收益和杠杆率。标普方面预计,由于新城可观的经常性收入、可控的增长水平和销售复苏,新城收益的稳定性将得到改善。得益于强劲的收入增长和适度的债务扩张,杠杆率也可能保持稳定。

标普认为,新城有相当大规模的合同负债和较强的执行能力。即便是在疫情期间,新城在2020年已经交付了接近1380亿元的项目,实现了71%的强劲增长。截至2020年底,公司已售未结的合同销售额超过2020亿元。

事实上,这已经是短期内标普第二次上调新城的评级或评级展望。早在2020年11月2日,标普即宣布,将新城发展和其子公司新城控股的评级展望从“稳定”上调至正面。

在标普之前,国际评级机构穆迪和惠誉均已上调了新城的主体评级。国际评级机构的认可,反映了资本市场对新城持续业绩增长和稳健财务表现的长期信心。

早在2020年初,新城控股集团董事长王晓松就提出,公司由“增量”转向“提质”,由“冲规模,提排名”转为“以资本回报率为核心,聚焦利润”,从而实现稳健、高质量、可持续增长。

围绕这一经营战略的变化,新城实现了稳健的业绩增长和高质量发展。3月26日晚间,上交所网站披露新城控股2020年年度报告,报告显示,2020年新城控股实现营业收入1,454.75亿元,同比增长69.46%,归属于上市公司股东的净利润152.56亿元,同比增长20.56%;扣非归母净利润130.56亿元,同比增长30.80%。截至报告期末,公司总资产达5,377.53亿元,同比增长16.37%。

根据年报,2020年新城控股实现销售金额2509.63亿元,累计销售面积约2348.85万平方米。此外,报告期内,新城控股超额完成年初制定的全年新开业30座吾悦广场的目标,2020年新城控股商业运营总收入增长至57.21亿元,其中吾悦广场商业运营总收入增长至56.70亿元,超额完成55亿租金的目标,同比上涨超过30%。

在财务方面,新城也实现了稳健经营。2020年报的关键数据,再次印证了这一经营策略的成效显现。年报数据显示,公司剔除合同负债和预收款项后的资产负债率为74.12%,相较上年同期下降0.78个百分点;公司净负债率为35.61%,处于行业低位。此外,2020年新城控股的加权平均净资产收益率(ROE)达33.89%,位于行业前列。

截至报告期末,公司经营性现金流净额为3.82亿元,经营性现金流连续三年为正;在手现金余额624.24亿元,短期债务239.13亿元,其中43.99亿公开市场融资为含权到期。公司在手现金完全能够覆盖短期债务,现金短债比2.61倍。
