正荣地产(06158.HK)年度核心纯利升18.9%至33.04亿元 降杠杆成效显著
格隆汇 3 月 26日丨正荣地产(06158.HK)公布年度业绩,截至2020年12月31日止年度,公司收益为人民币361.261亿元,同比增长11.0%;溢利为人民币35.589亿元,同比增长15.0%;核心纯利为人民币33.044亿元,同比增长18.9%,拟派每股末期股息为0.15港元。
2020年作为正荣地产的"新三年战略"攻坚之年,集团已进入"高质量发展、高度城市深耕、高经营效益、高潜能经营型人才培育"的"四高"新发展阶段,力求实现"高质量发展"的目标。面对多变且复杂的市场环境,集团砥砺前行,思变求变,不断提升管理水平,保持正荣地产发展稳中有升、稳中向好。
2020年度,集团录得合约销售金额人民币1419.014亿元,较2019年同比增长8.6%,乃主要由于集团执行开发战略使得集团于过去几年在一二线城市的累计可销售建筑面积增加所致。长三角地区、海峡西岸地区、环渤海地区、华中地区、华西地区及珠三角地区为集团于2020年的合约销售总额分别贡献约38.6%、33.2%、10.4%、9.5%、6.5%及1.8%。
得益于债务结构优化,回款及现金流管理,集团的主要财务及信贷比率进一步改善。于2020年12月31日,集团的净债务与权益比率为64.7%(2019年年末:75.2%),继续处于行业平均水平;现金对短期债务比率约2.2倍(2019年年末:1.8倍);短期债务与总债务比例下降至29.1%(2019年年末:34.2%)。此外,集团於境内、外市场新增融资的成本均有所下降,致使截至2020年年末的债务加权平均融资成本进一步下降至6.5%(2019年年末:7.5%)。
年内,集团收购46幅地块,总预计建筑面积为714万平方米,新增土地储备的权益占比(按建筑面积)为70.0%。于2020年12月31日,集团拥有总土地储备建筑面积达2850万平方米。
集团将2021年合约销售目标设定为人民币1,500亿元,优质充足的可售资源将支持实现有品质、可持续的增长。2021年的经营环境或许更加具有挑战性,公司将以"只争朝夕、时不我待"的精神,全力以赴,为“新三年战略”圆满收官努力奋斗。
