中原:铜锣湾商业地料值161.5亿元 古洞住宅地楼面尺价估5,000元

地政总署公布,公开招标出售一幅古洞住宅用地及一幅铜锣湾加路连山道商业用地;两者将於本周五开始招标,前者4月23日截标,後者5月7日截标。

中原地产测量师张竞达表示,铜锣湾加路连山道商业用地为区内罕有大型供应,最高可建楼面面积约107万平方尺,地皮位置邻近利园,该区发展相当成熟,虽然过去一年疫情大大影响商业市道,但近期本港疫情回稳,加上疫苗接种计划已经展开,料疫情可於本年进一步受控,将增加发展商投标意慾,惟总投资金额较大,料吸引大型发展商为主,或以合组财团形式参与竞投,预计地皮楼面尺价可达15,000元,总值约161.5亿元,很大机会成为今年首幅过百亿地王。

至於新界古洞第25区地皮,位置邻近新田及落马洲,最高可建楼面面积约120万平方尺,预料发展密度较高,可发展成大型屋苑,为区内提供更多上车供应,相信地皮发展对推进北环线有帮助,地皮邻近未来北环线古洞站,相信具一定吸引力,惟古洞区发展需时,项目落成时,交通及其他配套或未必能即时配合,有机会令发展商出价相对保守,料每尺楼面地价约5,000元,总值约60亿元。
