嘉里建设(00683.HK)与RECO组成的财团成功竞买上海一幅地块
格隆汇2月23日丨嘉里建设(00683.HK)公布,于2021年2月23日,由公司的全资附属公司卓赏及新加坡政府投资(产业)私人有限公司的间接全资子公司RECO合组而成的财团接获上海局方的成交确认书,确认已成功竞买,并且将项目地块的土地使用权授予财团。因此,订约方将订立股东协议成立分别由卓赏及RECO按40%及60%比例拥有的项目公司持有及发展项目地块。
项目公司将与上海局方订立土地出让合同。竞买订金14.355亿港元已于提交竞买时支付以符合订金要求,而代价余额将根据土地出让合同予以支付。
项目地块指定作住宅、办公室及商业用途,总占地面积约为66,059.5平方米。项目地块的住宅、办公室及商业用地土地使用权年期分别为70年、50年及40年。住宅部分将用作出售,而商业及办公室部分将保留作为由项目公司管理及营运的物业。
公司表示,项目地块位于中国上海浦东新区金桥分区,为上海轨道交通巨峰路站(为6号线与12号线的交汇站)的公共交通导向型发展项目。作为地区公共交通枢纽,项目地块亦设有8条公交线路的总站。以最终规划方案及建筑方案审批为准,该项目的总规划楼面面积约为390,000平方米,其中约45,000平方米为住宅、约219,000平方米为零售、约25,000平方米为办公室、约2,000平方米为公用配套设施及约98,000平方米为停车场用途,所座落地区拥有超过700,000人口。公司在上海已拥有多个地标项目,而藉着此项位于区内核心位置的主要基建项目,公司可扩大及提升上海的客户层面,为更广泛的客户群服务。
就联合土地购买、发展、管理及营运项目地块的物业而订立该等交易,乃符合集团在核心重点城市建立主要及优质房地产发展及投资组合,以支持集团经常性收入稳定增长的商业策略。此外,公司与新加坡政府投资(产业)私人有限公司之间的合作及合资,将为订约方及该项目带来协同效益,使订约方可在该项目中分享各自的策略专长。董事会认为,该项目可为股东提高价值及支持集团的可持续增长。
