美联测量:启德最後一幅私人住宅地明截标 估值约97.2亿元
启德区规划中及旧机场跑道区最後一幅私人住宅将於明日(11日)截标。美联测量师行董事林子彬表示,若以每尺楼面地价约1.5万元计算,估值约97.22亿元,故料以大型发展商及合组财团竞投为主。
林子彬称,是次推出的启德第4E区2号地盘,地皮面积约11.78万平方尺,估计可建楼面面积约为64.81万平方尺,虽较毗邻4A区2号维港景地皮为细,但投资额依然较庞大。不过,地皮坐拥优质维港海景,潜力优厚,加上为区内暂时最後一幅私人住宅地,供应罕有,故料具吸引力。
