大摩:新措施对收租企业略为有利 但对发展商无影响
摩根士丹利发表研究报告指出,港府在昨日公布的《施政报告》中,并无放宽住宅楼市的措施,相信与楼价维持难以负担高位有关,而撤销非住宅双倍印花税将有助支持资产回报率,当局亦无公布延续“保就业”计划,估计施政报告对收租企业略为有利,但对发展商则无影响。
大摩认为,取消商业地产印花税对购买需求和资产回报率均有支持,因此对收租企业有利。施政报告亦提到将锐意推动房地产信托基金。
大摩表示,政府表明无意修订住宅物业印花税,而市传府将放宽1000-1500万元物业的按揭成数至70%,并未成事。该行续指,保就业计划将在本月底到期,惟政府未有提及是否延长,令人担心计划到期后,失业人数可能进一步增加。
大摩本来预期港铁(0066.HK)车票八折优惠将在2021年到期,并恢复到原来的水平,但《施政报告》宣布,港铁优惠延长至明年3月底。
