中原CCL按周升0.74% 连升两周
中原城市领先指数CCL连升两周,最新报178.05点,按周升0.74%。
研究部高级联席董事黄良升指出,楼价有迹象已经完成寻底阶段,早前CCL连续五周企稳176点水平,跌幅持续收窄,楼价出现寻底迹象。上周CCL开始微升,今周成功升穿178点,有迹象寻底成功,如果下周没有重返176点水平,即可确认楼价成功见底,展望中秋前後楼价可以重拾升轨,将於未来数周公布的CCL开始反映。
中原城市大型屋苑领先指数CCL Mass报180.38点,按周升0.38%,结束连续三周企稳179点。CCL(中小型单位)报178.14点,按周升0.50%,结束连续三周企稳177点。CCL(大型单位)报177.63点,按周升2.01%,升幅为73周以来最大。豪宅楼价早前跌至172.85点後,连升两周共2.76%,走势率先出现V型反弹。
分区方面,九龙CCL_Mass报175.17点,按周升0.34%,连升两周共1.27%。早前新界两区率先寻底,今周九龙楼价亦跟随其後,确认寻底成功。新界西CCL_Mass报168.10点,按周升2.43%,升幅为23周新高。港岛CCL_Mass报183.11点,按周跌0.71%,连跌两周共1.45%,继续寻底,但离底不远。新界东CCL_Mass报188.40点,按周跌0.66%,连续三周企稳189点水平。
今天(2020年10月9日)公布的指数,根据2020年9月28日至10月4日签订正式买卖合约的中原集团成交计算。当中有逾八成的交易是在2020年9月14日至9月20日签临时买卖合约,是本地再现肺炎确诊个案第11周的市况。10月7日新居屋截止申请,对香港楼价的影响将会在2020年10月下旬公布的CCL开始反映。
