中山公用(000685.SZ):對市管公司管轄的市場及物業的租户減免2個月的物業租金
格隆匯2月24日丨中山公用(000685.SZ)公佈,為深入貫徹習近平總書記關於疫情防控工作的重要指示精神,全面落實黨中央、國務院重大決策,2020年2月9日中山市政府發佈了《關於應對疫情穩企安商的若干措施》以及市國資委發佈了《中山市市屬國有企業及市直屬行政事業單位減免租金實施細則》,其中關於降低租金負擔的要求:“非公有經濟實體和個體工商户承租市鎮兩級國有(公有)企業及行政事業單位國有資產類經營性土地、物業,從事生產經營活動的,免收2月份和3月份租金”。
為共同應對疫情,積極履行社會責任,加快落實市政府決策部署,綜合考慮近期疫情對租户帶來的負面影響,公司全資子公司中山公用市場管理有限公司(“市管公司”)特制定《疫期免租實施方案》,對市管公司管轄的市場及物業的租户減免2020年2月、3月的物業租金,切實減輕租户經營壓力,共渡難關,助力打贏疫情防控阻擊戰。
公司權屬下的所有市場和商業體,公司控股的4家合作公司所屬市場和商業體、公司受委託管理的2家市場。
凡是涉及抗拒疫情防控措施、製假售假、哄抬物價等各類違法違規行為,被相關部門依法依規懲處的承租户不得享受減免政策。
公司計劃於2020年3月20日前完成與商户的免租法律文件簽署工作,各市場於2020年3月31日前完成系統免租流程。為確保方案能夠有序、高效實施,董事會將授權公司經營層在有關法律法規規定範圍內辦理方案實施的相關事宜,包括但不限於與租户溝通本事項的具體內容,制定、授權、簽署、執行、修改、完成所有必要的法律文件,根據實際情況確定具體實施方式等。
市管公司此次制定的《疫期免租實施方案》涉及法人主體6家、市場和商業體31個、鋪檔位約5478個。預計因此次免租,公司2020年營業收入影響金額為1859萬元,佔2018年公司經審計的營業收入的比例約為0.91%;2020年歸母淨利潤影響金額為1394萬元,佔2018年經審計的歸母淨利潤的比例約為2.03%。上述數據為未經審計的預估數據,僅為投資者瞭解此次方案的實施對公司的影響所用,公司提醒投資者審慎使用該等數據。本次實施方案不會影響公司的持續經營能力及長期發展。
