高盛:维持太古地产(1972.HK)目标价26.9港元 评级“中性”
高盛发布报告称,将太古地产(1972.HK)目标价维持26.9港元及“中性”投资评级。
该行表示,太古地产香港三个零售店的租户销售均下降,而香港写字楼和内地零售继续保持弹性。其中,太古广场的租户销售增长势头进一步收缩17%。管理层较早发表,对太古广场购物中心的租户给予租金优惠,但这些优惠是逐步提供的,目前是在有限的时期内。管理层表示,租金优惠对公司的整体租金损益影响有限。
该行表示,虽然港岛东的办公室需求在很大程度上保持稳定,但市场对核心地区需求疲软,整个地区的空置率开始增加。尽管如此,就目前的租金而言,管理层预计其整个投资组合的租金调整将保持正面的态势,另外太古坊二期计划于2022年第一季度的竣工和预租活动刚刚开始,管理层还预计其在香港的租金建筑面积增长将主要来自港岛东地区。
