中原城市领先指数报179.18点 按周近持平

中原地产研究部高级联席董事黄良升指出,九龙楼价持续下跌,九龙CCL Mass连跌三周共2.55%,最新报175.12点,创三十九周新低,按周跌1.02%。九龙楼价今周跌穿施政报告前175.82点水平,抹去《施政报告》後的升幅,七周累跌0.4%。早前新界东及新界西楼价亦连跌四周,分别累跌2.79%及3.04%,并先後重返《施政报告》前水平。楼价下调,由新界蔓延到市区,四区楼价轮流下跌,相信楼市跌势仍然持续。

港岛CCL Mass报191.63点,按周升1.02%,连跌两周後回稳。新界东CCL Mass报187.81点,按周升0.79%。新界西CCL Mass报162.18点,按周升0.62%。新界东同新界西指数连跌四周後,单周回稳。

CCL(大型单位)报176.71点,创三十九周新低,按周跌0.47%。早前豪宅指数连续十周在180点到182点之间窄幅徘徊後,走势明显回软,连跌四周,累计跌幅为2.66%。

中原城市领先指数CCL报179.18点,按周升0.04%。中原城市大型屋苑领先指数CCL Mass报180.98点,按周升0.2%。CCL(中小型单位)报179.66点,按周升0.14%。三大整体指数连跌两周後单周回稳,但升幅轻微,并非楼价转势向升的信号。相信未来数周,三大整体指数会於179点至180点附近徘徊,继续累积向下压力。

今天(20日)公布的指数,根据12月9日至12月15日签订正式买卖合约的中原集团成交计算。当中有近九成的交易是在11月25日至12月1日签临时买卖合约,是10月16日政府宣布调高按揭保险楼价上限第七周市况。
