大摩:维持太古地产(1972.HK)目标价32港元 评级“增持”
大摩发表研究报告指,太古地产(1972.HK)
会给予太古广场租户临时的租金调整,假设75%租户获六个月30%的租金减幅,预期对今明两年的每股盈利影响为-1%。维持太古地产目标价32港元,评级“
增持
”。该行指,不预期对租户的调整会对租金收入有影响,特别是若零售复苏后,盈利影响会更轻微。
该行指,太古广场对公司上半年租金收入贡献约10%。公司有更多香港办公室及国内商场的占比,分别占上半年租金收入44%及29%。第三季零售销售趋势与上半年(增10-20%)相若。
该行表示,预期售卖奢侈品的商场会较受影响,例如九龙仓置业(1997.HK)
和希慎(0014.HK)
;而大众化如领展(0823.HK)
及置富产业(0778.HK)
影响较小。
