南京领先物业银城生活服务向港交所递表服务超10万户家庭
格隆汇7月2日丨IPO那点事（ID：ipopress）:最新消息， 银城生活服务有限公司以下简称“银城生活服务”或“公司”）向港交所递交上市申请资料，显示工银国际为独家保荐人。
银城生活服务的历史可追溯至1997年12月，当时公司的主要营运附属公司之一银城物业服务由银城地产（当时称为南京银城房地产开发总公司）及南京银波工贸公司（当时由银城房地产全资拥有）于中国成立，银城地产为中国政府最终拥有的全民所有制企业。凭藉银城地产于物开发方面的行业经验，且有见及物业管理行业的需求及强大潜力，银城物业服务成立后开始于中国南京从事提供物业管理服务。
IPO那点事（ID：ipopress）了解到，凭借20多年的提供物业管理服务的经验，银城生活服务通过提供优质服务建立了信誉良好且值得信赖的品牌形象。银城生活服务由南京当地的物业管理服务供应商蜕变成为南京及江苏省首屈一指的物业管理服务供应商之一，提供多元化的物业管理服务及生活社区增值服务。根据弗若斯特沙利文报告，于2018年，公司按收益计在南京及江苏省的物业管理服务供应商中分别排名第一及第五。
于2019年4月30日，银城生活服务的物业管理服务涵盖中国10个城市，包括江苏省的七个城市以及长三角城市群中其他省份的三个城市，在管建筑面积约达1960万平方米。于2019年4月30日，公司管理197项物业，包括89项住宅物业及108项非住宅物业，服务超过10万户家庭。
于2016财年至2018财年，公司实现收益分别为2.27亿元、3.06亿元及4.68亿元，毛利分别为4935万元、5109.6万元及6792.8万元；期内溢利分别为2319.4万元、1982.1万元及2709万元。
IPO那点事（ID：ipopress）获悉，银城生活服务主要有两大业务线——物业管理服务及生活社区增值服务。通过该两大业务线达致的协同效益，有助多元化发展收入来源，同时透过向客户提供互补服务，巩固公司与客户的关系。
其中，物业管理服务为公司收益的主要来源。于2016财年至2018财年，来自物业管理服务的收入分别占总收入的74.3%、76.1%、78.6%，来自生活社区增值服务的收入分别占总收入的25.7%、23.9%、21.4%。
募资用途方面，一是将用作收购具有良好市场声誉的物业管理公司；二是拟用作于智能系统方面作出投资；三是将用作升级内部信息技术系统；四是将用作继续招聘更多技术及管理人才，并为现有员工提供培训；五是将用作营运资金及其他一般公司用途。
