利嘉阁:首三季私宅落成增近36%创十五年高 全年料近1.9万至2万伙

利嘉阁地产研究部主管陈海潮表示,根据屋宇署今天最新发表的资料月报显示,2020年9月全港只有3个项目,合共612个私人住宅单位落成,按月急跌62%。不过,今年落成数字属近年新高,首三季共有13,688伙私宅落成,较去年同期的10,100伙按年多出近36%,为自2005年後15年同期最多,并已超去年全年总落成量。

根据资料显示,9月本港只有3个私宅项目正式落成,包括元朗「?颐」,涉及313个单位。至於其他项目包括,土瓜湾「?尚」(294伙)及只有5伙的大屿山愉景湾1A及1B区(C期)亦於同月竣工。

陈海潮指出,今年首三季落成量占差估署2020年全年预测的20,850伙约66%,进度表现稍稍落後预期,惟估计第四季仍有数个大型项目可望赶及竣工,当中包括将军澳日出康城5期MALIBU(1,600伙)、观塘「凯汇」(1期)(1,025伙)、天水围「Wetland Seasons Park」(1期)(710伙)、白石角「云汇」(2期)(640伙)、北角「君誉峰」(281伙)等,再加上其他中小型发展项目,相信2020年全年落成量仍可接近1.9万至2万伙水平。
