恆地(00012.HK)迎海-駿岸推租金補貼計劃 購連約戶回報率料2.5%至3%
恆基營業(一)部總經理林達民表示,恆地(00012.HK)旗下馬鞍山迎海-駿岸計劃推出連租約單位出售,涉及20多伙,連同「租金補貼計劃」,投資者租金回報料可達2.5%至3%,林氏指計劃與空置稅無關,主要是回應投資者需求。此外,林達民認為現時市況其實是好的。一手成交量下跌主要是由於發展商未開盤,但過去一段時間,行家推盤只要價錢稍為平一些,成績都很好。林達民又透露,黃埔機利士南路第一期住宅項目最快明年第四季登場,涉約1,000伙。
中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日市場氣氛有好轉,歐洲央行宣布減息,正式進入負利率時代,預計美國亦會減息,對市場有正面影響,增強買家入市信心。他又指,中原CCL數據顯示,過去一段時間二手樓價有序回調,若中美貿易戰因素及社會運動因素得以解決,樓價下調壓力將得以紓緩。
陳氏續指,市場上剛性需求大,8月份成交集中於細價上車盤;踏入9月份,中價換樓鏈開始起動,帶動大單位及換樓成交;加上中美貿戰持續,買家傾向選擇物業作為投資避險工具,而眾多物業種類當中,大型單位及特色戶保值能力較強,並不失自用之功能,預計全月一手成交可錄約1,500宗。
