領展(00823.HK)料續租租金仍受壓 投資內地商場助對衝香港零售不利影響
領展(00823.HK)今日(27日)公佈全年業績。領展集團行政總裁王國龍表示,香港零售市道轉差已有一段時間,公司策略是提升出租率,以帶動商場人流及商戶銷售額。根據公司業績披露,截至今年3月底止,香港零售物業組合的租用率爲97.8%。
王國龍指,雖然集團旗下租戶可加租的比例下降,但與同業比較亦不算太差。他又提到,港人北上消費是結構性影響,集團會與租客合作及調整商戶組合以迎合消費者需要,但預期不會反彈至2017至18年的時期。另外,集團投資大灣區、深圳及廣州等地商場亦有助於對衝香港零售業的不利影響。
首席營運總裁卓格理表示,過去一年零售市道充滿挑戰,但領展租戶銷售跑贏整體零售銷售。他預料新財年的續租租金仍會受壓,集團已準備好短期內犧牲續租租金,以繼續幫助有需要的租戶。
對於中證監日前提到,未來REITs金融衍生品有望納入互聯互通,王國龍表示,暫未就此收到正式通知,亦未有明確指示。不過,他認爲領展穩定,且回報較爲穩健,相信投資者會感興趣。
