美聯:市建局土瓜灣鴻福街/銀漢街項目地皮估值約53.25億元
市建局土瓜灣鴻福街/銀漢街項目將於明日(25日)截標。美聯測量師行董事林子彬表示,項目規模頗大,惟由於市區項目投資及發展潛力大,故將繼續受到不少發展商垂青,尤其是大型發展商及組財團競投意欲較高,地皮估值約53.25億元。
他表示,明日截標市建局土瓜灣項目,地盤面積約49,310平方尺,估計總可建樓面面積約44.38萬平方尺,項目規模較早前批出的庇利街/榮光街項目略細,但發展規模依然頗大,並受惠屯馬線的交通之便利優勢,加上位處市區,故料入標反應不俗。若以估計每尺樓面地價約1.2萬元計算,地皮估值約53.25億元。
至於緊接推出招意向的土瓜灣鴻福街/啓明街及榮光街/啓明街項目,地盤面積高達約爲58,535平方尺,估計總可建樓面面積約爲52.68萬平方尺。林子彬稱,此項目位處整個重建發展區的較中央位置,有利與同區其他項目合並發展,併產生一定協同效應。由於市區地皮需求殷切,項目發展規模較大,故預期項目入意向書的數目或與早前批出及將截標兩個項目相若,樓面地價亦參考同區項目,若以估計每尺樓面地價約1.2萬元計算,地皮估值約63.22億元。(ek/k)
