領展房產基金(00823.HK)公佈截至今年3月31日止年度之末期業績,收益及物業收入淨額均按年增長0.2%,分別達107.44億元及82.38億元。扣除與基金單位持有人交易前之年內溢利爲7.52億元,對比上年度爲虧損173.03億元。

經調整並計入一筆2.9億元的酌情分派後,可分派總額達60.1億元,按年增長0.75%。末期每基金單位分派148.34仙,按年增長1.8%或2.62仙。計及中期分派,全年度每基金單位分派289.99仙,按年增長1%或2.8仙。

期內,投資物業組合的估值增長3%至1,990.74億元,是由於物業收購及匯兌收益所致,公平值虧損抵銷了部份增長。每基金單位資產淨值下跌1.8%至76.24元。

香港物業組合中,零售物業組合的租用率維持於96.8%的穩定水平,但由於物業管理費用豁免及租金減免,零售收益總額按年減少4.5%至69億元。雖然租賃磋商方面仍然充滿挑戰,然而年度第四季的續租租金調整率已回升至正數範圍。年內,平均零售物業續租租金調整率錄得1.8%的負增長。平均每月租金按年減少3.4%至每平方尺62.4元。而整體商戶每平方尺零售銷售總額下調9.4%。

停車場方面,年度初期的時租泊車需求下降,但在社交距離限制放寬後已有所好轉,停車場收益僅按年下跌1.5%至18.88億元。年內每個泊車位每月收入按年下跌1.8%至2,776元。

至於中國內地物業組合,收益總額及物業收入淨額分別按年下跌6.3%及6.9%,主要是由於年內位於深圳的領展中心城進行資產提升工程導致的收入損失及2019冠狀病毒病相關的租金減免所致。然而,業務迅速恢復及於年內簽訂約200份新租約。租金收繳方面整體維持穩健,並錄得98%的高水平,且年內概無出現嚴重的租金拖欠情況。

作爲2019年6月領展公佈基金單位回購計劃的一部分,集團年內以平均每基金單位63.11元回購600萬個基金單位,涉及金額約3.787億元。未來領展將繼續視乎市場條件及在法規容許下再考慮回購。
