大行評級|海通國際:上調領展目標價至44.9港元 上半年租金復甦情況好於預期
海通國際發表研報指,領展9月底止中期每單位分派(DPU)按年升3.7%,較該行預期高4%。該行提及,領展位於內地投資組合淨物業收入按年升38%,主要受其零售及物流資產推動,香港零售租户表現優於整體零售銷售表現。至於新加坡、澳洲等海外零售物業組合均錄得高出租率,惟英國辦公室仍面臨壓力。
海通國際表示,考慮到領展2025財年上半年租金復甦情況好於先前估算,故將其2025至2026財年利潤預測,分別提高4%及2%;2025至2027財年各年各基金單位分派(DPU)預測,分別為2.7港元、2.81港元及2.86港元。該行將領展目標價由43.2港元上調至44.9港元,維持“優於大市”評級。
