地產股繼續“擺爛”,3股昨日“天地板”後今日集合競價跌停!榮盛發展上演業績“變臉”

昨日尾盤跳水的地產板塊,今日繼續“擺爛”,跌幅居前。

截至發稿,A股方面,京能置業、榮盛發展、中交地產、渝開發跌停,空港股份跌超7%,南國置業跌超6%,天地源、中南建設、金科股份等跌超5%。

港股內房股也是走弱,時代中國領跌8%,新城發展、合景泰富跌超7%,旭輝控股、禹洲集團、龍光集團跌超6%。

在地產股的弱勢帶領下,物業股表現也不好。泛海控股、錦和商業跌超9%,空港股份跌超7%。

業績“變臉”:從盈利到虧去前一年大部分利潤

自某房企暴雷、萬科喊出“黑鐵時代”以來,市場一直知道房地產企業的日子不好過。但是,到底有多不好過可以從近日一家房企的2021年業績預吿看出。

4月18日晚間,榮盛發展發佈2021年度業績預吿修正公吿稱,預計公司2021年營業收入為465億元-520億元,2021年歸屬淨利潤虧損45億元-60億元。

要知道,這家公司2020年營收715.11億元,淨利潤75.01億元。也就是説,榮盛發展去年一年將前年賺的錢虧了大部分。

今年1月28日,榮盛發展曾發佈2021年度業績預吿顯示,預計公司2021年實現歸屬淨利潤1億元-1.5億元,同比下降98.00%-98.67%,扣非淨利潤5209.8萬元-1.02億元,同比下降98.64%-99.30%。

對於公司業績修正的原因,主要是房地產市場整體表現不好疊加疫情影響房屋銷售。榮盛發展公吿稱,從 2022 年 2 月以來,各地購房政策雖然有所放鬆,但是消費者 購房意願持續低落,銷售量下跌明顯,房地產市場整體延續下行趨勢。2022 年 2 月以來,國內新冠疫情出現進一步蔓延,多地新冠疫情的防控態勢加重,尤其是環京市場和河北市場,公司項目的銷售環境受到了嚴重影響。

榮盛發展這次的業績修正也引發市場擔憂,畢竟房地產行業的大環境對各個房企的影響都是存在的,只是因為各房企的業務能力而影響程度有所差異而已。

值得注意的是,除了榮盛發展,還有多個房企2021年淨利大幅下滑。萬科2021年實現營業收入4528億元,歸屬於上市公司股東的淨利潤225.2億元,同比下降45.7%。華僑城A 2021年實現淨利潤37.99億元,同比下降70.05%

多家房企遭高位減持

3月中旬以來,房地產板塊在各種政策的刺激下開啟一輪上漲行情,板塊指數二十天就漲了38.55%,在4月6日到達高點後開始回調。

部分房企股東借股價高位進行減持動作。4月8日,中交地產發公吿稱,自去年12月15日至2022年4月6日期間,股東湖南華夏及彭程合計減持823.95萬股,減持比例為1.18%。13日,中交地產公吿,重慶渝富資本運營集團有限公司計劃減持公司股份不超過20863010股,佔公司總股本比例3%。

此外,4月8日,華遠地產和招商蛇口也發佈公司股東減持公吿。
