高力香港:放寬樓市按保有助刺激成交量 若疫情受控料中小型樓價升3%

高力香港估價及諮詢服務主管鄭亥延對《財政預算案》中放寬樓市按保措施作出迴應,指提高按保計劃樓價上限有助鼓勵發展商推出更多較大面積的單位,同時爲首置買家,特別是年輕的家庭,以及計劃樓換樓的自用家庭提供更多選擇。例如以往800萬的單位大多限制於1-2房單位,現在1,000萬的單位也最多可借九成按揭,買家可以選擇500-700尺左右的單位,享有更大的住屋空間以改善居住環境。 高力香港預期,措施有助刺激住宅成交量,特別是800萬至1,200萬的單位。但由於樓價易受市場情緒影響,尤其在疫情及預期經濟疲弱的情況下買家的取態會較謹慎,預料不會令樓價急升。根據過往數輪疫情經驗,情況好轉後睇樓氣氛將會恢復正常,若疫情能於今年第二季受控,預料中小型住宅樓價會輕微按年上升3%。(ka/u) ~
