美聯信心指數按周升3.5點 樓價指數連跌五週最新報169.14點
「美聯信心指數」最新指數報50.6點,按周升3.5點,升7.4%。美聯物業首席分析師劉嘉輝指,雖然信心指數連升兩星期,但按周升幅收窄。隨着疫情加劇,部份急於沽貨的業主擴大議價空間;惟持貨力強的業主按兵不動,因此減價盤數目比早前爲低,導致信心指數按周續升。他指值得留意最新信心指數仍然明顯低於平均值(屬樓價好淡分界線),因此預期樓價下調的走勢未改。
樓價方面,「美聯樓價指數」最新報169.14點,按周跌0.07%,連跌5星期;指數比起四星期前跌1.3%;而本年迄今跌1.44%。
「美聯樓價指數」按周續跌,主要因新界區樓價下跌所致。若以3區劃分,「美聯新界樓價指數」最新報155.93點,按周跌0.61%;指數比起四星期前更跌2.12%;該區樓價本年迄今則跌1.84%。
反觀,「美聯九龍樓價指數」最新報171.25點,按周升0.33%;較四星期前卻跌1.27%;而該區本年迄今樓價亦跌1.57%。「美聯港島樓價指數」最新報183.91點,按周升0.57%;雖然較四星期前升0.76%,但該區本年迄今樓價仍跌0.15%。
