中原城市領先指數CCL報187.87點,按周升0.63%。中原城市大型屋苑領先指數CCL Mass報190.58點,按周升0.5%。 CCL(中小型單位)報188.32點,按周升0.64%。CCL(大型單位)報185.48點,按周升0.57%。

中原地產研究部高級聯席董事黃良升指,今周CCL四大整體指數齊升,是美國聯儲局維持利率不變後首周市況,但指數升幅溫和,尚未重返兩週前高位,走勢出現短暫波動。隨着樓價迫近歷史高位,買賣雙方出現角力,估計破頂前,樓價會由連升轉爲短暫反覆爭持。現時CCL距離自己歷史高位190.48點相差1.37%,CCL_Mass相差0.57%,CCL(中小型單位)相差0.99%,CCL(大型單位)相差3.36%。

他表示,,新界西樓價升幅顯着,新界西CCL_Mass最新報176.81點,按周升1.83%,升幅爲近12周最大。新界西CCL_Mass 仍然低於2018年7月176.99點的歷史高位,現爲歷史次高水平,相差0.10%,是四區中最接近自己的高位,有望率先創新高。其餘三區指數與自己歷史高位相比,仍有一段距離,九龍相差2.34%、港島相差2.68%,以及新界東相差3.62%。

至於九龍CCL_Mass報184.29點,按周升1.07%,結束連跌3周。新界東CCL_Mass報201.27點,按周升0.95%,結束連跌2周。港島CCL_Mass報193.90點,按周跌1.65%,連升3周後回軟。近四周計,四區指數走勢各自反覆,三區升一區跌出現兩次,三區跌一區升同樣出現兩次,以致整體樓價走勢於破頂前出現短暫反覆。(ek/a)
