仲量聯行料發展商對中環海濱商業地王出價較進取
仲量聯行估價諮詢部資深董事區建強表示,中環新海濱商業地王今日截標,招標反應較市場預期理想,由於是區內25年來首幅招標出售的臨海地皮,未來亦未預見有新供應,在物以罕爲貴的情況下預期發展商出價或會較進取。
他指出,該地皮發展規模大,需分兩期進行,發展期較長,另項目將包括寫字樓、零售等樓面,資金回籠較住宅發展慢,較適合有類似發展及營運經驗的地產商投資,加上投資環境未明朗,相關因素料將會影響發展商出價,認爲區內擁有大型物業的地產發展商或對地皮更感興趣,因協同效應有助提升區內物業的價值。
仲量聯行指,近月中環寫字樓租賃活動趨增,截至5月底空置率已由7.5%回落至7.2%,寫字樓及商鋪租金跌勢已見放緩,將令發展商的投資意欲增加。
