中原城市领先指数CCL报185.68点,按周升0.28%,创93周新高(即2019年9月後),连升两周。中原城市大型屋苑领先指数CCL Mass报188.33点,按周升0.41%。CCL(中小型单位)报185.93点,按周升0.29%。三大整体指数同创93周新高及齐升两周,其中CCL累升0.64%,CCL Mass累升1.11%,CCL(中小型单位)累升0.94%。

另外,CCL(大型单位)报184.34点,按周升0.24%。复活长假後8周计,豪宅楼价4升4跌,累升2.95%,走势反覆向上。

中原地产研究部高级联席董事黄良升指出,新界西楼价升势持续,新界西CCL Mass连升5周共2.85%,是近68周首次出现,最新报174.50点,创101周新高,按周升0.63%,是CCL八大指数中,最接近其历史高位,相差仅1.41%。他相信,新界西楼价持续向升,未来数周有望率先重返历史高位,带领整体大市继续向上。

复活长假後8周计,CCL四大整体指数齐升,出现3次。CCL Mass累升3.42%,CCL(中小型单位)累升3.22%,CCL累升3.18%及CCL(大型单位)累升2.95%,楼价升势显着。现时CCL_Mass距离自己历史高位相差1.75%、CCL(中小型单位)相差2.24%、CCL相差2.52%及CCL(大型单位)相差3.96%。相信楼价升势持续,今年中CCL有望重返自己190.48点的历史高位。

九龙CCL Mass报182.15点,创51周新高,按周升1.61%,连升2周共1.84%。港岛CCL Mass报192.31点,按周跌0.19%。新界东CCL Mass报197.99点,上周急升後,今周回软1.29%,走势继续反覆向上。三区指数与自己历史高位相比,九龙CCL Mass相差3.47%,港岛CCL Mass相差3.48%,新界东CCL Mass相差5.19%。

今天(2021年6月11日)公布的指数,根据2021年5月31日至6月6日签订正式买卖合约的中原集团成交计算。当中有八成的交易是在2021年5月17日至5月23日签临时买卖合约,为复活节长假计第8周市况。
