中原城市领先指数CCL按周升1.65% 升穿去年高位兼创84周新高
中原城市领先指数CCL最新报183.16点,按周升1.65%,升幅是162周最大,连升2周共1.78%,推高CCL升穿去年全年高位(7月录181.77点),创下84周新高(即2019年9月後新高),是复活长假後首周市况。
中原地产研究部高级联席董事黄良升指,复活节长假期买家积极入市,刺激楼价升幅全线扩大。相信未来CCL上下波幅会扩大,走势反覆向上,迫近2019年6月190.48点的历史高位,现时相差仅3.84%。
另外,CCL(中小型单位)报183.2点,按周升1.44%,升幅为76周最大,连升两周共1.71%。中原城市大型屋苑领先指数CCL Mass报185.47点,按周升1.36%,连升2周共1.85%。CCL(大型单位)报182.98点,按周升2.77%,升幅为16周最大。CCL(中小型单位)创84周新高,CCL Mass及CCL(大型单位)同创85周新高,距离各自历史高位分别相差3.68%、3.23%及4.66%。
近8周计,四大整体指数走势反覆向上。CCL、CCL(中小型单位)及CCL Mass走势一致,5周齐升,3周齐跌,分别累升3.38%、3%及2.84%。CCL(大型单位)录4升4跌,累升5.38%,追赶早前落後的升幅。
分区楼价波幅同样扩大。港岛CCL_Mass报191.63点,创36周新高,按周升4.60%,升幅为95周最大,连升2周共5.63%,是四区中最接近自己的历史高位,现时相差仅3.82%。九龙CCL_Mass报179.55点,按周升0.58%,距离历史高位相差4.85%。新界东CCL_Mass报194.38点,创40周新高,按周升0.97%,结束两周连跌,距离历史高位相差6.91%。新界西CCL_Mass报169.78点,按周跌0.75%,距离历史高位相差4.07%。
