中原估价指数(主要银行)CVI本周最新报84.57点,成功升穿80点水平,较上周75.20点上升9.37点。中原地产研究部高级联席董事黄良升指,3月18日美国联储局维持利率不变,兼表示维持低利率至2023年底,消息利好楼市,加上二手交投畅旺,刺激今周CVI显着上升。相信银行按揭取态继续积极乐观,料CVI於80点高位企稳,有机会持续至今年中,预告楼价全面上升。
他指,上一次CVI於80点水平企稳,是2019年3月份。当时CVI连续13周企稳80点水平以上。期间美国联储局宣布停止缩表及维持利率不变,CVI随即升穿90点水平,连续8周高企90点上下,最高92.19点,最低87.11点。同期楼价展开升浪兼成功破顶,CCL於13周内录得11升2跌,累升7.0%,升势显着。
另外,他称新春长假期前,CVI开始展开升浪,由59.38点连升6周至84.57点,期间累升25.19点。CVI升穿60点好淡分界区间上限後,进一步升上70点水平,升势明确,显示银行按揭取态持续升温,是加强楼价转势向上的重要讯号。CVI连升6周计,首两周分别升5.86点及4.30点,後两周分别升2.73点及2.93点,升幅开始放缓,这是用家市场的正常表现。相信CVI未来升势缓慢,但不会转势向下,预示楼价升势同样漫长而稳定。
