板块异动 | 内房股爆发,新城发展最高涨超20%
uSMART盈立智投2月25日消息 ,周四港股早盘,内房股全线爆发,截至10:30分,新城发展盘中最高涨超20%,万科企业盘中最高涨超14%,融创中国盘中最高涨超13%,中国恒大最高涨超10%。其余成分股均有不同幅度涨幅。
此前媒体报道称中国多地宣布对住宅土地集中供应。中泰国际点评称,此举有助土地溢价率下降,修复项目利润率,同时利好融资能力强的稳健房企及国资背景房企。
中信证券此前发布研报表示,公募对地产的配置仓位有提升空间,地产板块低估值,高股息率,具备吸引力。
多城实施宅地供应新规
据相关消息,23日天津市规划资源局突然发布2021年住宅用地土地出让新规。要求2021年度住宅用地实行“两集中”同步公开出让:一是集中发布出让公告,且原则上全年住宅用地出让不超过3次(分别为3月、6月、9月中旬份三批次集中发布住宅用地的出让公告);二是集中组织出让活动:同批次公告出让的土地以挂牌方式交易的,应当确定共同的挂牌起止日期;以拍卖方式交易的,应当连续集中完成拍卖活动。
同时,青岛资源规划局在今天召开全市住宅用地调控工作部署会议,会议的核心内容同样出现了“两集中”。
郑州资源规划局也以紧急通知的形式下发文件,要求航空港区、郑东新区、经开区、高新区、上街区等禁止发布住宅用地出让公告。
本次「两集中」新规利好深耕一二线城市的龙头房企,一方面改善竞争格局,加速中小房企出局;另一方面土拍「零售改批发」,一二线城市土地溢价率将下降,改善房企毛利率。
