瑞银:施政报告取消非住宅物业双重印花税或刺激市场气氛
瑞银发表报告指,昨日施政报告中宣布,撤销非住宅物业双重印花税等一系列措施。认为,在最新租金出现企稳迹象下,取消非住宅双重印花税可能会刺激短期办公室及零售市场气氛。
又指,政府将会发展北环线近90公顷土地,将会提供7万伙住宅供应,同时小蚝湾亦计划兴建2万伙住宅单位,政府同时亦会加快土地转换的行政措施,同时明日大屿计划都会继续进行研究。
瑞银指,较偏好新世界发展(0017.HK),主要由于近期大围站销售强劲,同时经常性收入正在上升,另外集团在大湾区有较大参与度;该行亦偏好零售收租股,主要由于看到7-8月期间,香港本地消费维持强韧,偏好九龙仓置业(1997.HK)、领展(0823.HK),以及新地(0016.HK)。
