九龙启德第4E区1号地盘的新九龙内地段第6603号的用地,将於本周五(27日)截标。该地地盘面积约5.97万平方尺,指定作非工业用途。最低及最高的楼面面积分别为19.71万平方尺及32.85万平方尺。
中原测量师行张竞达表示,近年市区供应重心的启德新区,在政府大力发展下,发展渐趋成熟,除坐拥多项基建优势,屯马线1期亦已通车,区内住宅需求大增,发展前景继续被看高一线。启德第4E区1号住宅地位於跑道的西北端,景观比前排地皮稍逊,但仍可享开扬市景。地皮可提供约390伙,参考同区项目楼价,预计每尺楼面地价约11,000元,总值约36.1亿元。近日多个一手新盘热销,未受疫情影响,可见市场购买力不减,对发展商投地增添信心,加上发展商对市区住宅地十分渴求,料该地皮可吸引各大发展商入标竞投,反应踊跃。
