《大行报告》大摩料领展(00823.HK)中期每基金单位分派按年减少7.6% 上市以来首次下跌
摩根士丹利表报告表示,预期领展(00823.HK)截至今年9月底止中期每基金单位分派将按年下跌7.6%至1.31元,为自公司於2005年上市以来首次股息下跌,主因向香港零售租户提供的租金优惠而带来的一次性影响,相信领展会维持股息派发比率100%且料派0.07元特别股息。
该行认为,由於本港零售市场持续疲弱,预计领展将继续面临租金压力。但以其2021及2022年度预测股息收益率分别为4.4%及4.9%,估值处合理水平,故维持其「与大市同步」评级,目标价为70元。
