領展(00823.HK)稱社交距離放寬後租客生意反彈 商場人流回復至疫情前逾九成
領展(00823.HK)截至今年3月底止財年香港整體物業續租租金水平升至4.8%,扭轉上年度錄得的負1.8%。領展行政總裁王國龍在記者會上表示,受疫情影響,近兩三年與租客商討租約非常困難,對整體續租租金回覆正數非常高興。但由於部分行業依然受疫情所累,因此部分租約租金仍有下降,未來集團會繼續支持有困難的租客。
他指,社交距離措施放寬後,旗下租客生意的確有反彈,甚至比香港零售市道做得更好,所以領展有空間調整租金。目前旗下商場人流已恢復至疫情前九成多水平,至於時租車位飛於第五波疫情前曾創新過,過去一週數據亦已回覆至歷史高位的逾九成,令集團及租客的信心增加。王國龍稱新一輪消費券對市道有幫助,市民開始外出購物及食晚飯,希望第二輪款項的派發可繼續推動市道復甦。
他提到,集團一直有留意不同的投資機會,多數是投資收租物業,並不傾向投資大量發展物業。對於今年內地房地產市場的前展,王氏直言有持續接觸不同的內房發展商及業主商談收購,可惜至今未有交易可公佈,主要由於發展商不想出售大多數的優質物業,或項目抵押比例相當高,即使出售亦未足夠償還銀行貸款。他相信市場未到真正谷底 ,即銀行願意減少收取發展商的還款,令物業買賣流通增加,目前未見此情況出現。
另外,領展主席聶雅倫稱集團有密切留意通脹及息率上升等情況,集團負債亦處22%的舒適水平,相信集團有韌性面對市場變化。(ek/w)
