統計局:2021年全國房地產開發投資增長4.4%

一、房地產開發投資完成情況
2021年,全國房地產開發投資147602億元,比上年增長4.4%;比2019年增長11.7%,兩年平均增長5.7%。其中,住宅投資111173億元,比上年增長6.4%。

2021年,東部地區房地產開發投資77695億元,比上年增長4.2%;中部地區投資31161億元,增長8.2%;西部地區投資33368億元,增長2.2%;東北地區投資5378億元,下降0.8%。
2021年,房地產開發企業房屋施工面積975387萬平方米,比上年增長5.2%。其中,住宅施工面積690319萬平方米,增長5.3%。房屋新開工面積198895萬平方米,下降11.4%。其中,住宅新開工面積146379萬平方米,下降10.9%。房屋竣工面積101412萬平方米,增長11.2%。其中,住宅竣工面積73016萬平方米,增長10.8%。
2021年,房地產開發企業土地購置面積21590萬平方米,比上年下降15.5%;土地成交價款17756億元,增長2.8%。
二、商品房銷售和待售情況
2021年,商品房銷售面積179433萬平方米,比上年增長1.9%;比2019年增長4.6%,兩年平均增長2.3%。其中,住宅銷售面積比上年增長1.1%,辦公樓銷售面積增長1.2%,商業營業用房銷售面積下降2.6%。商品房銷售額181930億元,增長4.8%;比2019年增長13.9%,兩年平均增長6.7%。其中,住宅銷售額比上年增長5.3%,辦公樓銷售額下降6.9%,商業營業用房銷售額下降2.0%。

2021年,東部地區商品房銷售面積73248萬平方米,比上年增長2.7%;銷售額103317億元,增長8.0%。中部地區商品房銷售面積51748萬平方米,增長5.4%;銷售額38157億元,增長6.4%。西部地區商品房銷售面積47819萬平方米,下降1.7%;銷售額35241億元,下降2.8%。東北地區商品房銷售面積6618萬平方米,下降6.4%;銷售額5215億元,下降10.3%。
2021年末,商品房待售面積51023萬平方米,比11月末增加858萬平方米。其中,住宅待售面積增加480萬平方米,辦公樓待售面積增加94萬平方米,商業營業用房待售面積增加46萬平方米。
三、房地產開發企業到位資金情況
2021年,房地產開發企業到位資金201132億元,比上年增長4.2%;比2019年增長12.6%,兩年平均增長6.1%。其中,國內貸款23296億元,比上年下降12.7%;利用外資107億元,下降44.1%;自籌資金65428億元,增長3.2%;定金及預收款73946億元,增長11.1%;個人按揭貸款32388億元,增長8.0%。

四、房地產開發景氣指數
2021年12月份,房地產開發景氣指數(簡稱“國房景氣指數”)爲100.36。
