易居企業控股(02048.HK)公布,去年12月12日,上海城市建設投資同意購買公司位於上海的寫字樓灣居物業,屬一幢位於中國上海市楊浦區國權北路1688弄50號的寫字樓,總代價為3.84億元人民幣(下同),物業佔地面積約21.64萬平方米,總樓面面積約2.87萬平方米。 公司指,灣居物業用作集團房地產經紀人員的培訓及教育中心,以及集團營運的辦公空間。然而,近年來由於中國房地產行業不景氣及公司業務收縮,灣居物業在出售前一直大部分空置。公司指,灣居物業已抵押予銀行,料自出售事項獲得所得款項淨額合共3.65億元,當中款項將用於償還貸款。 公司提到,鑒於持續的財務困難,特別是公司迫切需要償還部分貸款,出售事項雖然有虧損,但在此情況下將符合公司及其股東的最佳利益,因為它將使公司有必要的資金履行其迫在眉睫的債務義務。 出售事項於2024年12月25日完成。集團因出售事項錄得虧損約近1.05億元。
