京東倉儲REIT武漢項目完成5年租期續約
1月4日，京東倉儲REIT（基金代碼：508098）發佈公吿稱，作為京東倉儲REIT底層資產之一的武漢項目已順利完成5年租期續約。
公開資料顯示，京東倉儲REIT目前共持有3處底層資產，分別為重慶項目、武漢項目以及廊坊項目，其中武漢項目地處武漢臨空港經濟開發區，為全國物流網絡關鍵節點之一，是京東在華中地區的總部倉儲中心，承擔了地區性物流中心和全國物流節點的功能。此次租約雙方再次完成的新一輪為期5年的續約，無論是租金水平還是租賃期長度，續約條件都優於目前市場平均水平。
京東倉儲REIT自2023年2月上市以來運營平穩，並於11月進行了上市後的首次派息，這也得益於運營資產長期保持了穩定的出租率及優秀的租金收繳率。其中武漢項目所屬的高標倉作為優質倉儲物流資產，憑藉着經營模式成熟、租約時間長、投資回報穩定和資產權屬明晰等特點，體現出了良好的抗週期波動能力。
前不久，京東產發剛剛宣佈完成了旗下核心基金IV的募集，覆蓋了大灣區、長三角和京津冀地區等核心物流節點城市的14個高標準智能化的穩定運營階段項目，總建築面積逾158萬平方米。這隻基金也將作為京東產發首支Pre-REITs基金，助力京東倉儲REIT的長久發展。
